When a repair is the right call
If the roof is under about 15 years old and the problem is in one spot, like a flashing leak around a chimney, a cracked vent boot or a few blown-off shingles, a repair is almost always the better value.
Repairs are also a good stopgap if you plan to sell soon or need to budget for a replacement next year.
When it's time to replace
Asphalt shingle roofs in Utah often last somewhere around 20 to 25 years, sometimes less on sunny, windy lots. If yours is in that range and you see curling, cracking, bare spots or lots of granules in the gutters, more repairs usually won't buy you much time.
Other signs: leaks in more than one place, sagging areas, daylight in the attic, or a roof with two layers already on it.
The cost side
A repair is usually hundreds of dollars and a replacement is usually thousands. See our roof cost guide for typical ranges in Utah County. If you're paying for repairs every year, those costs add up and can end up going toward a roof you'll replace anyway.
What we do at an inspection
We look at the shingles, flashing, vents, gutters and attic when we can get in. Then we show you photos and give you an honest recommendation. If a repair will do, that's what we'll tell you.
